We resolve delinquencies as soon as possible through a wide variety of services typically offered; however, we also offer “Select Collect” specialty services to allow Associations to use us where they need us!
Pre-Lien Thru Non-Judicial Foreclosure
- Pre-Lien Notice mailed First Class and Certified Mail
- Notice of Delinquent Assessment Lien recorded with County as authorized by the Board
- Non-Judicial Foreclosure initiated as authorized by the Board

Park Lien Services
- Notice of Delinquent Assessment Lien recorded with County
- Board instructs A.S.A.P. to Park the Lien until further directive
- Secures the delinquent assessment debt against the property
- Commonly used for Annual, Semi-Annual, Quarterly and Low Assessments
- Account remains active
- Account is monitored for newly recorded documents on the property
Voluntary Lien for Special Assessments
- Secure Special Assessment(s) to the property with a Lien when the assessment is due instead of when it is delinquent
- Lien is part of the terms and conditions to pay the special assessment in payments
- Payment Plan Agreement provided by A.S.A.P.
- Lien is recorded in cooperation with the owner

- Optional Initial notice offering a payment plan
- Cost effective entry level into collection process
- Utilized by associations with low assessments rates
- Appreciated by owners in getting back on track
Payment Plans
- Established within the Association’s approved guidelines
- Includes current assessments
- Administered by A.S.A.P. until paid in full
- Notice of Delinquent Assessment Lien may be recorded with the County as a requirement of the payment plan
Lender Foreclosure Monitoring
- A foreclosure monitoring tag is placed on the property address for notification of lender foreclosure actions
- Status of Notice of Default, Notice of Sale, Trustee’s Deeds are timely noted and documents are pulled and emailed to client.
- Activities and status are reported on monthly status reports
Bankruptcy Monitoring & Admin 7,11,13
- Knowledgeable bankruptcy department
- Full bankruptcy administration
- Intakes various filings throughout the bankruptcy
- Processes BK13 Proof of Claims
- Assists Association’s bankruptcy attorney, if applicable
- Experienced bankruptcy attorney referrals
- Navigates Association clients through complex legal issues
- Files Objections to BK13 Plan, if necessary
- Requests Relief from Stay to proceed in collecting Post-Petition debt
- Activities are reported on monthly status reports
Small Claims Administration
- Prepare and file lawsuits as directed by the Board
- Coordinate serving parties to the lawsuit
- Administration of various filings
- Court exhibit package
- If a judgment is obtained, the Association can delegate it to A.S.A.P. to initiate Post Judgment Collections
Superior Court Administration
- Association retains legal counsel to file a lawsuit in superior court
- A.S.A.P. reviews the case file with the attorney and assists as needed throughout the court process
- If a settlement is reached, A.S.A.P. typically administers the payment plan terms and conditions until the account is paid in full
- If a judgment is obtained, the Association can delegate it to A.S.A.P. to initiate Post Judgement Collection
